In Casablanca, the mason (maçon in French, maâlem el bani or bannay in Darija) is the artisan you call for anything structural: adding a floor to a family house in Derb Sultan, opening up a wall in a Maârif flat, redoing a leaking roof terrace in Aïn Sebaâ, or building the boundary wall of a villa in Dar Bouazza. It is also the trade where a mistake costs the most, because it hides inside the walls.
The masonry jobs most often requested in Casablanca
Casablanca does not have one building type but several, and each district has its typical projects. A good Casablanca mason usually knows one or two of these contexts well, rarely all of them.
- City centre, Gauthier, Bourgogne, Racine, Mers Sultan: reinforced-concrete buildings from the 1930s to 1960s, with balconies and cornices. Typical jobs: repairing spalled concrete on balconies, facade work, strengthening after decades of sea air
- Derb Sultan, Sbata, Hay Mohammadi, Aïn Chock, Sidi Othmane: Moroccan-style houses of one or two storeys on small plots. Typical jobs: adding a floor, staircases, slabs, extensions, always with a permit from the district office
- Anfa, Californie, Polo, CIL, Oasis: villas from the 1950s to 1990s. Typical jobs: extensions, pools, boundary walls, opening walls to enlarge the living room, terraces
- Sidi Maârouf, Oulfa, Hay Hassani, Lissasfa, Bouskoura, Dar Bouazza: recent residential compounds and villas. Typical jobs: partitions, finishing, small alterations, shrinkage cracks in new builds
- Old Medina and Habous: traditional stone, earth and lime construction. You need a maâlem who knows these materials, not a concrete specialist
What sea air and damp do to Casablanca walls
Casablanca sits on the Atlantic, with high humidity almost all year and salt in the air. For reinforced concrete that is the worst enemy: salt creeps in slowly, the steel rusts, swells and blows the concrete off. You have probably seen it on balconies and slab undersides in the centre, in Roches Noires or along the Aïn Diab corniche.
The other local curse is rising damp in ground-floor walls and water coming through roof terraces, especially after the rains from November to March. A serious mason therefore starts by finding where the water comes from before filling a crack or re-rendering.
- Spalled concrete on a balcony: chip back, treat the steel with a rust passivator, then rebuild with repair mortar. A simple render on top will last one winter
- Cracks: a fine, stable crack in render is not the same as a stepped crack running through the wall. In the second case, get an engineer's opinion before any filling
- Leaking terrace: the fix is waterproofing (membrane or resin) with upstands and drains, not just a new screed
What a mason costs in Casablanca
Casablanca and Rabat have the most expensive building labour in the country. The ranges below come from Moroccan price guides published in 2025 and 2026. They are indicative and vary by district, season, access and whether the artisan is registered. Always get a written quote (devis).
- Qualified mason (maâlem): roughly 280 to 450 MAD per day in Casablanca, more for an experienced team leader
- Labourer (manœuvre, the mason's helper): roughly 150 to 250 MAD per day
- Cement: around 70 to 85 MAD per 50 kg bag; hollow 6-hole brick: around 1.2 to 1.8 MAD each; concrete block: around 5 to 8 MAD each; rebar: around 9,000 to 12,000 MAD per tonne
- Full construction: guides quote about 3,500 MAD per m² for basic quality and 4,500 to 5,000 MAD per m² for standard quality, excluding land and fees, and much more for high-end
Permits: know this before touching the structure
Casablanca inspects unauthorised building work frequently, especially added floors. Adding a floor, extending or changing a facade requires a permit from the arrondissement (district office), with drawings signed by an architect and, for structural work, a study by an engineering office. Applications go through Morocco's online urban-permit platform.
Many masons will offer to do it without a permit. It is your name on the report, and a site stopped halfway through a slab costs far more than the paperwork. In a co-owned building you also need the general assembly's approval for anything touching common parts: load-bearing walls, facade, roof terrace.
- Small interior repairs that do not touch the structure: no permit, but tell the syndic (building manager) if you are in an apartment block
- Opening a load-bearing wall: engineer's study required, properly sized beam or lintel, and a permit
- Adding a floor: check that the existing foundations and columns can carry another storey; in the Moroccan-house districts this is the number one cause of collapses
How to choose a mason in Casablanca
Word of mouth is still strong in the city, but it is not enough when you have just moved into a district or manage a property from abroad. On AloAji, search for "maçon" and "Casablanca", browse the profiles, read the reviews, then call or WhatsApp the artisan directly, free and with no middleman. Profiles marked "Non vérifié" are businesses found through their own website and not yet checked by AloAji: ask them the same questions you would ask anyone.
- Ask to see a finished project of the same type (an added floor if that is your job) and, if possible, one in progress
- Insist on a detailed written quote: quantities, materials (cement brand, brick type, rebar size), labour, timing, and what is excluded (rubble removal, scaffolding, waterproofing)
- For structural work, have the reinforcement checked by an engineering office, even a small one: a few hundred dirhams that protect the whole house
- Pay in stages tied to progress (foundations, columns, slab, walls, render), never everything up front
FAQ
How much does a mason cost per day in Casablanca?
Expect roughly 280 to 450 MAD per day for a qualified mason and 150 to 250 MAD for a labourer, according to 2025-2026 price guides. The rate depends on experience, district and season; get a written quote for a full project.
Do I need a permit to add a floor in Casablanca?
Yes. Adding a floor requires a permit from the district office, with architect's drawings and a structural study. Without it you risk a stop order and a fine, and you carry the liability if anything goes wrong.
My balcony shows rusty steel and falling concrete, is it serious?
It is the classic reinforced-concrete problem by the sea. Not necessarily an immediate danger, but it gets worse quickly. Call a mason who does concrete repair (steel passivation and repair mortar), not a simple patch.
Mason or construction company, which should I choose?
For repairs, an extension or an added floor, a maâlem with his crew is often enough, as long as an engineering office validates the structure. For a full build, a registered company with a site manager and a guarantee is safer.
What is the best season for masonry work in Casablanca?
Spring and early autumn: almost no rain and moderate heat, which is ideal for concrete and render. Avoid pouring a slab or laying waterproofing in the middle of the rainy season.
