Moving a wall, repairing cracks, building a terrace parapet, redoing a damp riad wall or preparing a bathroom for new tiles: all of this is the work of a mason. In Morocco the mason is often the person who coordinates a whole renovation, so choosing the right one matters. Here is what you need to know as a foreign owner or resident.

Who is the maâlem?

In French a mason is a maçon. In Darija you will hear بناي ("bennay") or معلم البني ("m'allem l-bni"), the master builder. In Modern Standard Arabic it is بناء (banna). The maâlem usually works with one or more helpers (aides) who are paid less per day.

Many masons also do plastering, screeds, waterproofing and basic tiling. For a large project they may bring in their own plumber, electrician and tiler. That can be convenient, but ask who exactly will do each part.

Typical masonry jobs

What does a mason cost in Morocco?

Masons are often paid by the day or by the job. A 2026 Moroccan labour survey gives roughly 280 to 450 MAD per day for a qualified mason in Casablanca and Rabat, and 150 to 250 MAD for a helper. Rates are generally lower in mid-sized cities and rural areas.

For per-m² work, one 2026 guide gives around 120 to 200 MAD per m² to demolish a non load-bearing wall, and 25 to 45 MAD per m² for wall preparation such as filling and skim coats. Rubble removal is usually charged as a separate flat fee. Ask for the quote to separate labour, materials and rubble removal.

Permits and building rules

Interior repairs in your own home generally need no permit. But structural work, new floors, facade changes or extensions usually need authorisation from the local commune, and in historic medinas such as Marrakech, Fès or Essaouira there are additional heritage rules. In an apartment building, heavy works should be approved by the co-owners and you should inform the syndic.

Never let anyone remove a load-bearing wall or pillar without advice from an architect or engineer. If in doubt, ask before the hammer comes out.

Old riads are built with thick walls of earth, lime and stone that need to breathe. Covering them with cement render can trap moisture and make damp worse, so for traditional houses look for a maâlem who knows lime-based materials.

FAQ

What is the Darija word for a mason?

Most people say بناي ("bennay") or معلم البني ("m'allem l-bni"). The French maçon is widely understood.

How much does a mason earn per day in Morocco?

A 2026 Moroccan survey puts a qualified mason at roughly 280 to 450 MAD per day in Casablanca and Rabat, with helpers at about 150 to 250 MAD. Prices are generally lower in smaller cities.

Can I manage a renovation from abroad?

It is possible but risky. Ask a trusted person on site to check progress, ask for regular photos and videos, and tie payments to completed stages rather than dates.

Do I need a permit to renovate a riad?

Interior refreshes usually do not, but structural changes, new floors or facade work generally need authorisation from the commune, and medinas often have heritage rules. Check before starting.

Should I pay a mason by the day or by the job?

Small or uncertain repairs are often easier by the day. For a clearly defined job, a fixed price with a written list of tasks gives you more control over the budget.
