In Marrakech, air conditioning (climatisation, or « lklima » in Darija) is basic equipment rather than a luxury. Summers regularly pass 40 °C, heatwaves push past 45 °C, and winter nights can be cold. Whether you own a riad in the medina, a flat in Guéliz or a villa in Targa or the Palmeraie, this guide gives 2026 price ranges, explains what changes from one type of home to another, and shows how to find a reliable installer before the summer rush.

Why AC in Marrakech needs extra care
Marrakech's climate is hard on equipment. The outdoor unit usually sits on a sun-baked roof terrace and has to dump heat into air that is already above 40 °C. An undersized unit then runs non-stop, uses a lot of power and still struggles to cool the room.
Dust is the other enemy. Sandy winds and building-site dust quickly clog filters and the outdoor unit's fins. In winter, the chilly nights make a reversible (heat and cool) model worth it: it usually heats more cheaply than a plain electric heater.
- Choose an inverter model rated for high outdoor temperatures (check the manufacturer's operating range)
- Size up slightly for rooms directly under a roof terrace
- Pick a reversible model if you also want winter heating
AC prices in Marrakech in 2026
A Moroccan building-cost portal recorded these unit-only ranges in June 2026. It notes that Marrakech is generally 5 to 15% above Casablanca and Rabat because of summer demand. Prices vary by brand, seller and timing.
- 9,000 BTU on/off split (15 to 20 m² room): about MAD 3,500 to 5,500
- 12,000 BTU inverter split (20 to 30 m²): about MAD 5,500 to 9,500
- 18,000 BTU inverter split (30 to 45 m²): about MAD 8,500 to 14,000
- 24,000 BTU inverter split (45 to 60 m² living room): about MAD 10,500 to 18,000
- Two-unit multi-split kit: about MAD 14,000 to 22,000; three-unit inverter kit: about MAD 18,000 to 32,000
- Ducted system (gainable) 24,000 to 36,000 BTU for villas: about MAD 22,000 to 35,000 per unit
Installation and servicing
The same source puts a standard split installation (up to about 5 m of pipe) at MAD 1,200 to 2,000 per unit, and a multi-split at MAD 2,500 to 3,500. If the outdoor unit must go up high with a lift, add roughly MAD 400 to 800. Beyond 5 m of pipe, ask for the price per extra metre in the quote.
In Marrakech, servicing is not optional. An annual professional service costs about MAD 250 to 500 per split. Book it in April or May, before the heat, while technicians still have free slots.
- Clean the filters yourself every two to four weeks in summer, and after any sandy wind
- Have the outdoor unit rinsed if the fins are coated in dust
- Make sure condensate water drains properly and does not run down the facade or onto a neighbour
What changes by neighbourhood
The type of building matters as much as floor area. A good installer adapts the solution to the property.
- Medina (Bab Doukkala, Mouassine, Riad Laarous, Kasbah, Mellah): facades must be preserved and alleys (derbs) are narrow. Outdoor units almost always go on the roof terrace, with long pipe runs through the courtyard. Thick rammed-earth walls stay cool, but rooms under the terrace heat up fast
- Guéliz and Hivernage: co-owned buildings with house rules. Get the syndic's approval before fixing a unit on the facade or shared roof
- Daoudiate, Massira, M'hamid, Azzouzia, Sidi Youssef Ben Ali: newer flats and houses, often with one split per bedroom. Check that the wiring and your electricity subscription can handle several units at once
- Targa, Palmeraie, Route de l'Ourika, Route de Fès, Amelkis: large villas where a multi-split or ducted system often makes more sense than five separate splits. Roof insulation and shading on big windows cut the bill as much as the unit itself
Power use: the other bill
On 30 June 2025, during a heatwave, Morocco's national electricity demand hit a record of about 7.9 GW, driven largely by air conditioning. At home, several units running together can trip the main breaker if your contracted power is too low.
Before adding units, have an electrician (« électricien » or « triciane ») check the panel, cable sizes and a dedicated breaker per unit. Set the thermostat around 25 to 26 °C: every degree lower increases consumption.
Finding an AC installer in Marrakech with AloAji
On aloaji.ma, search « Climatisation » in Marrakech to see installers near your property. You call them or message them on WhatsApp directly, free and with no commission, which helps if you manage the property from abroad. Read other clients' reviews. Profiles marked « Non vérifié » (not verified) are businesses found on their own website and not yet checked by AloAji: ask them for photos of past jobs and a written quote.
Contact two or three installers and compare detailed quotes: exact brand and model, capacity, pipe length included, bracket, breaker, commissioning and warranty.
- Ask for a site visit before quoting on a riad or villa
- Insist the circuit is vacuumed with a vacuum pump during installation
- Keep the invoice: the manufacturer's warranty often depends on it
FAQ
How much does AC with installation cost in Marrakech?
As a rough guide, a 12,000 BTU inverter split costs about MAD 5,500 to 9,500, plus MAD 1,200 to 2,000 for standard installation, based on June 2026 prices. Marrakech is often 5 to 15% dearer than Casablanca. Prices vary by installer and job.
What capacity do I need for a bedroom in Marrakech?
A 9,000 BTU unit usually covers a 15 to 20 m² bedroom. If the room sits under a roof terrace or has large windows, go for 12,000 BTU. Ask the installer to size it on site.
When is the best time to install AC in Marrakech?
In spring, between March and May. In June and July installers are fully booked, waiting times grow and prices rise.
Can I air-condition a riad without damaging it?
Yes. Outdoor units usually go on the roof terrace, and pipes run through the courtyard or in discreet trunking. An installer used to medina properties will keep drilling to a minimum.
Is a reversible unit useful in Marrakech?
Yes, because winter nights are cold. A reversible inverter unit usually heats more cheaply than a standard electric heater.
